Design-Build Renovation of TEMF Bldg. 3824 and Bldg. 3830
Scope of Work:
SGS is the Design-Builder / Prime Contractor on this $12.5M project. SGS’s scope of work includes the design and renovation of Tactical Equipment Maintenance Facility (TEMF) Bldg. 3824 and Bldg. 3830, as well as repairs and replacement of various Hardstand areas.
Building 3824 is a single story (approximately 13,250 SF) pre-engineered metal structure with six (6) double deep Repair Bays, Maintenance Bays, and associated administrative functions and spaces. Building 3830 is also a single story (approximately 10,300 SF) pre-engineered metal structure with four (4) double deep Repair Bays, Maintenance Bays, and associated administrative functions and spaces. The following are work features performed on this project:

Complete renovation of all areas in Bldg. 3824 and Bldg. 3830.

Selective demolition and reconstruction of interior walls, doors, frames, windows, overhead doors, and interior finishes.

Installation new wall, floor, and ceiling finishes throughout both buildings.

Removal and replacement of the existing roof systems.

Removal and replacement of the exterior metal wall panels.

Repair / Repoint exterior CMU around the entire Buildings.

Installation of multiple Petroleum, Oil & Lubrication (POL) Distribution Systems.

Removal and replacement of the HVAC, Plumbing, Fire Protection, Electrical, and Communication Systems.

Removal and replacement of the Fire Alarm / Mass Notification Systems.

Joint sealing and restriping for the Hardstand Area.

Removal and replacement of several sections of the Hardstand.
All renovations and repairs meet the stated energy code requirements. Sustainable strategies include high R-Value wall and roof systems, low-flow plumbing fixtures, low VOC materials and energy efficiency. The life span for the facility with specified materials, is 50 years with a 25-year useful design life before an additional reuse/repurpose or renovation requirement. This project is ADA Compliant and required HPSB Guiding Principles certification per UFC 1‐200‐02.
